When you contact the team at Jacaranda spain to begin your search for your new dream home in the Marina Alta, we always ask questions about your wish lists. It is a good idea, before you begin to go and view houses, to write down two lists. One list for things that are essential and the other for things that you are willing to compromise on.

Of course there is a way to cut this down to one list only- build your OWN home!

If you buy a plot of land with Jacaranda Spain, we will make sure it has everything you are looking for. Namely location, size and most importantly, if you are allowed to build on it. You may be surprised to know that we know several people who bought plots without permission (not with Jacaranda Spain- I hasten to add!!), only to find that it would never be possible to get a licence to build on the plot!

Things to consider when you find a plot of land to buy:

1. Location- You should ALWAYS go and view the plot. It may be in the middle of nowhere, which is fine if you want total privacy and tranquility. Most people want to be within reasonable distance to amenities, shops and schools.
2. Size- You must always be sure of the paperwork. Thats where your agent comes in. At Jacaranda spain, we will not list any property if it is not legal and the paperwork available.
3. Ease of connecting to mains electricity and water- Something else we will help with. Of course, it may be that you want to be “off grid”, which is more economical and ecological, but most people prefer to have both options available.
4. Building licences- This is essential. If the licence is not in place, it is probably because its been applied for and rejected! You should never buy on the landowners word. It may be that they genuinely think you can build on it, but there are some unscrupulous people out there. Also in the past licences were granted that would not be these days. The government all over Spain are now very aware of over development. 

Here at Jacaranda spain, we have plots for sale in rural and urban areas with building permissions already in place. It is a great option if you can´t seem to find a property that suits you, in the location you want. Some people can be put off by the prospect of dealing with builders and tradesmen, but we can recommend honest, reliable companies who speak English. Don´t disregard Spanish constructors because you think you may not be able to communicate- these days most speak English and are very happy to work for you.
