Spain News | The pro´s and con´s of buying a newbuild property on the Costa Blanca.
The advantages and disadvantages of buying a new build property.
Here at Jacaranda Spain we are seeing an influx of new build projects and homes to our portfolio. Our clients searching for a permanent home to relocate, or a holiday home, here in the Marina Alta, are often torn between the character of a traditional Spanish home and the luxury and comfort of a newly designed and built property.
It is very important to do your research and decide from the beginning what your priorities are. Some are looking to immerse themselves in a Spanish community and live a truly Spanish lifestyle. Some prioritize modern convenience and luxury, as well as proximity to the coast and nightlife. Some want a mixture of both and are happy to make compromises!
In our experience it is vital to form a “wish list” and ALWAYS refer back to it. It is easy to fall in love with a property and make a hasty decision that you may come to regret.

Those of us who have previously been involved in renovations or reforms have a more fixed idea of what we are looking for, either you enjoy this satisfying experience and want to repeat it, or you find it terribly stressful and never want to do it again!
New build properties have boosted the market and given us more options. Of course, it all boils down to personal choice and individual priorities, but here are our thoughts to give you “food for thought”:
Advantages of buying new build property.
- Everything is new! There is a lot to be said for moving into a property with new fixtures and fittings, new furnishings and new appliances. Once the move is complete you can just relax and enjoy your new home!
- Modern and comfortable. If you buy early in the building process you will also have the option to personalise the design. So you will have the luxury of a professional interior design with your own stamp added. Imagine impressing your guests in a home with contemporary luxury.
- Optimum energy efficiency. New build properties are; designed to maximize natural light, built with thermal insulation, low consumption lighting, more efficient appliances and some are also equipped with renewable energy facilities like solar panels. Construction companies these days are under increasing pressure to deliver economical and ecological homes.
- Guarantees and Insurance. The Building Planning Law provides insurance for defects for 3 years, as well as gurantees for the structural integrity for 10 years.
- Location and Community. A new build property is often part of a larger development or complex. This means communal facilities and social centres. If you buy an apartment on a complex, there may be a swimming pool, gardens, childrens play areas and sports facilities. The location of a new build property is also likely to be close to amenities, restaurants, golf clubs and coastal resorts. You can guarantee that construction companies have done the homework for you with regard to location!
- Investment. If you do your research and seek the right advice you could be investing very wisely. It may be that the property is more expensive than the average property in the same area, but if you offset this with the cost of remodelling an older property it may be money well spent.
The Disadvantages of new build properties.
- Higher budget bracket. As previously discussed this may be the biggest sticking point for most. All of the above luxuries come at a price and, although it may be worth it in the long run, some of us just don´t have the capital to outlay, up front. With an older property, you have the opportunity to move in and do the remodelling as and when you can.
- Location. While this also appears in “advantages” it can be the thing that puts you off. Some buyers are looking for a quieter lifestyle, a Spanish community or a retreat away from the hustle and bustle. Most new build properties are aimed at foreign buyers and are more appealing to those with families and lots of prospective guests to entertain.
- Waiting for a completion date. We had a client who waited a whole year before acquiring a new build property in Moraira. This meant many trips from the UK to check on the progress of the build and choose furnishings and appliances. However, this was one very happy couple when they did take delivery of their new home. With spectacular sea views and close proximity to everything, they have a house full of happy family and guests, all year round, which was number one on their list of priorities.
- Personal taste. If the property is completed at the time of sale, you may be compromising on the interior. The overall package may have “wow factor” but if it´s not your style you may want to change it at a later date.
