The Riu Rau- A business investment or a family home with history?
For those of us who live in the beautiful Valle del Pop, aka the Jalon Valley, our feature property, relatively new to the market, is a well known landmark in Jalón. The "Riu Rau" has been a great, family run restaurant for many years. The original building would have been a farmers riu rau. This refers to the old farm buildings that were open at the front with archways. Here the farmers would store the almonds or the grapes, spread out to dry to produce raisins. Most of these buildings have been preserved for posterity, indeed some are protected by government listing, and some have been converted to make beautiful, traditional style cottages.
The location of the Riu Rau is perfect. Within a short stroll to the centre of town and with lovely views across the vineyards from the outside terrace. For those with an eye for a good business opportunity, there are many possibilities here. The restaurant in the past served traditional Spanish food and was famous for it´s paellas.
Sunday afternoon was a full house most weeks, with local families, of sometimes three or four generations, and foreign visitors alike. The outside terrace is huge, part shaded by an awning and the rest open for tables with parasols and plenty of space left over for live music acts and even a dance floor.
The finca is perfectly set up to open for business tomorrow. The commercial kitchen has all the appliances needed. Furthermore, the customer base is already established! The location and size of the plot and building means that this would work, equally well, as an Italian restaurant with ample space to create a childrens play park, always a valuable addition to a family restaurant. The space available is not dissimilar to the famous, “Piscina de Orba”, a hugely successful family, pizza restaurant in Orba which is fully booked most nights. The Riu Rau is also big enough to host private parties and functions, like weddings and confirmation parties.
Of course, the finca was originally developed to be a family home. The main building had three bedrooms and very spacious reception rooms. When the building was converted for business use, the structural walls were left in place, meaning it would be easy to convert back. The location means it is perfectly placed as a home for a growing family. All amenities are within easy walking distance and there are numerous excellent bars, cafés and restaurants within close proximity. It is a short walk away from schools for children of all ages. Jalón municipal swimming pool is 120m away but the finca is easily big enough to build your own pool.
The finca is also a great investment prospect. For a fairly small amount the property could be renovated and modernised for use as an enviable, holiday home with huge rental potential. Again, the location is perfect for those holiday makers who want to walk everywhere.
